Blue 52 – New Locals Neighborhood in Breckenridge, CO
Town of Breckenridge is in a process of developing new neighborhood. It is deed restricted and available for locals only. 52 Townhomes that will be available for purchase only – no rentals. Locals have to work a minimum of 30 hours per week in Summit County for a business that provides a product or service available locally. If you work anywhere from Farmers Corners to Hoosier Pass, so called Upper Blue Basin area, then you will have priority in selection process. Most of the homes have income qualification. Townhomes are situated right off Airport Road and alongside the Blue Rive in Breckenridge.
Application Process
There are two phases to the application process and those will influence the move in date to the new subdivision.
PHASE I— 2017
Step 1: APPLY Jun-Aug: Download the application from Blue52Breckenridge.com and submit to the Summit Combined Housing Authority with your Conditional Lender Approval. If you are a First Time Homebuyer, schedule your free homebuyer class. $35 application fee due. First Home Buyer Seminar Schedule
Step 2: LOTTERY Early Oct: Authorities will complete a lottery and determine which applicants will enter into contracts. If you are not chosen, you can elect to be entered into the lottery for PHASE 2.
Step 3: ENTER INTO A CONTRACT Oct: You can now enter into a contract for your home. You will need a pre-approval letter from your lender, and a $2,500 non-refundable earnest money deposit that is due at this time. At closing, this deposit will go towards your down payment.
Step 4: CLOSING Nov 2017-Jan 2018: You will close on your home, and MOVE IN!! Your down payment and funds from your lender are due at closing.
